What Is a Home Loan EMI?

EMI means equated monthly instalment. For a reducing-balance home loan, each EMI includes interest on the outstanding balance and repayment of part of the principal.

Increasing the loan amount increases EMI. Increasing the interest rate increases both EMI and total interest payable.

How Is Home Loan EMI Calculated?

This calculator uses the standard reducing-balance EMI formula: EMI equals principal multiplied by the monthly rate and compound factor, divided by the compound factor minus one. If the rate is 0%, EMI is principal divided by tenure in months.

A longer tenure usually lowers the monthly EMI, but it can increase total interest because the loan remains outstanding for more months.

How Interest Rate and Tenure Affect EMI

Interest rate and tenure pull the calculation in different directions. Higher rates increase the monthly cost. Longer tenures spread repayment across more EMIs, often lowering the monthly EMI while increasing total interest payable.

A lower EMI can help monthly cash flow, but it may not mean a cheaper loan overall. Compare the monthly EMI with total interest payable before selecting a tenure.
