Calculate EMI

How This Home Loan Eligibility Estimate Works

The calculator multiplies monthly income by your selected maximum share of income for all EMIs. It then subtracts existing monthly EMIs to estimate the monthly amount available for a new home loan EMI.

The available EMI is converted into a loan amount using the same fixed-rate EMI model as the payment calculator. Down payment is added only to estimate a simple property budget.

How Existing EMIs Affect Your Budget

Existing EMIs reduce the monthly amount available for a new home loan EMI under the selected assumption. If current obligations consume the selected budget, the result shows a no-budget state instead of a negative estimate.

Why Actual Eligibility May Differ

Lenders may consider verified income, employment type, age, credit profile, repayment history, co-applicants, property details, loan-to-value rules and internal policies. This page does not model those lender-specific checks.

Eligibility Estimate vs EMI Calculator

Use this page when you are starting from income and a monthly budget assumption. If you already know the loan amount, use the Home Loan EMI Calculator to calculate EMI, total interest and repayment schedule.

Home Loan Eligibility Calculator FAQs

How is home loan eligibility estimated?

This page estimates a loan amount from monthly income, existing EMIs, your selected EMI-to-income assumption, interest rate and tenure. It is a planning estimate, not a lender decision.

What are existing EMIs?

Existing EMIs are current monthly obligations such as personal loan, vehicle loan, education loan, credit card EMI or other loan instalments.

Does a higher income increase the estimated loan amount?

Usually yes, if existing EMIs and the selected budget assumption stay the same. A higher income can leave more room for a home loan EMI.

Does this calculator guarantee home loan approval?

No. It does not guarantee approval, pre-approval, eligibility or any lender offer.

Should I use monthly gross income or take-home income?

Use the income amount you want to plan with. Some lenders assess income differently, and take-home income may be more conservative for personal budgeting.

How is this different from the Home Loan EMI Calculator?

The eligibility estimator starts from income and EMI budget. The EMI calculator starts from a specific loan amount and calculates the monthly EMI.

Sources and Methodology

The estimate uses a user-selected EMI-to-income planning assumption and the fixed-rate EMI formula inverted into loan principal. It excludes stamp duty, registration, maintenance, transaction costs, lender fees, insurance products and lender-specific credit policy. Learn about our calculation methodology.
